Flipping houses is the process of buying undervalued property, fixing it up through renovations, and selling it for a profit. The intent is to hold the homes for a short period of time, and to prioritize renovation projects with a high return on investment. With these projects and updates, the value of the home increases and it is sold for a larger amount than the initial purchase and renovations. We work out the numbers ahead of time, with a buffer in our budget for unexpected repairs. As primarily general contractors, 1364 is no stranger to successfully navigating any complicating variables in a flip. BUY & HOLD SHORT-TERM VACATION RENTALS

Buying and holding properties for short-term rentals, usually booked through services like Airbnb & VRBO allow for rental income on a nightly or weekly basis. These properties are alternatives for hotels and can provide high cashflow depending on your local market and rental rules. As third-party websites aid in the booking process, this cuts out some difficulty with finding renters and establishing contracts.
